The Jayco Jayfeather 23B might fit your needs, one it's best features is the slide out (which our X20E has). But another Jayco model to consider is the X18D, it has 3 fold out beds.
Noise? People always cite this as a concern. We started off tenting and then went to a pup. And if it's that noisy where one camps, one needs to look for a better place to camp.
Stories of water leaks on HTT beds are highly overblown. Yes, they happen. No they are not common. We had our previous HTT for 10 years and never had a leak save a small one on a roof seam that any TT is susceptible to. Our current HTT is soon starting it's 3rd season and has no bed leaks.
