You will need to take the swing out bolt out from time to time (annually for me) and clean and lube. I use a BRASS wire wheel to clean and polish up. Then coat with garage door lube (seems to work well) reassemble, total time for both, remove, clean, lube, install about 30 min, no tools needed, can remove by hand and install by hand.
