Selling, what needs repair or replacement?

Hi, we are getting ready to sell our 2008 Keystone Outback 23RS. Do we need to replace the tires? Battery? How about the caulking? What should be done to the roof? The awning has some peeling as well, I assume that's expensive to replace? I'm trying to find the sweet spot between investment in repair and return on sale.

  • You really do not need to do anything (really). If you give a history of the camper to the new potential owner up front, AND if your price is right. You can sell anything if the price is right. By doing a lot of updates and replacements and fixes, you run a thin line of investing more into the camper than it is worth, and will never re-coup your money.

    Honestly, if the camper has served you well, it's completely paid for, and you really don't need it any more, sell it for a lower price so you can get rid of it and so some else has the capital to invest into all those fixes if they want. Also, your time is worth something too, you will never get that back, that is ... your time spent working on it away from your family. (That my opinion, and really the way I've handled many vehicle sales and trades). When I'm done with an item, I'm done. It's served it usefulness in my opinion. I got my money's worth. I don't pushing the outer limits for a resale. But I am honest and disclose everything I know about the item too.
  • Caulk it, replace the battery and put on some new tires if they are 8-9 years old and be done.
  • It gets used two weeks a year. Exterior definitely more wear and tear than inside. Are tires regularly replaced? battery? I think I will recaulk the windows and the roof, it probably needs it. It's been washed after use and the roof treated a couple times. There is some decal peel around the edges.
