TPO..........I use Murphy's , just wash it , no other maint. is needed.
I inspect the roof after every trip, just in case a small tree branch scrapes the caulking or causes a small puncture. (seal it if you have to)
Then once a year , after cleaning it, I use Dicor self leveling on the seams. I THIN COAT IT , spreading it with a wet finger or an old plastic credit card. I inspect the roof vents, sky lights etc . cover those seams as well .
