As someone who just purchased an RV, I'll tell ya that dealers have a good amount of room negotiation wise on new ones. So, when I was considering used ones, and I saw a 3 year old or more used one, that was in the 20's as private sale, I didn't even consider it. I was finding what I wanted, brand new, in the 20's. I did eventually buy a slightly used 2014 Forest River Tracer 2640RLS for right at 20K with upgrades. If I remember correctly, the NADA retail price listed was 26K for my model. Dealer threw in WD hitch and brake controller for free.
So, not saying your trailer isn't worth 22K used, but I think, for most people, that is getting into the range of a new one. So, for a few K more, one can possibly get a new one, with warranty. That was my consideration.
