As pointed out, there is no such thing as "slight" when it comes to water damage, it WILL be a massive undertaking and be prepared to put considerable amount of time (your labor) and money into making repairs.
I would recommend taking a look at it, size up the job then perhaps offer $1500-$1800 and see if they will come down. Hopefully you might be able to talk them down to $2000. But keep in mind there is a good chance you are going to put $1000 or more into materials...
I'm going to hold of on this for a few months. The guy told me many people have been calling about the trailer and if that's true then it will be there for a while since no one wants a project trailer.
I'm hoping they will get fed up and lower it to about $1500 to get it out before the winter. For that price even if I didn't fix it up and used it for 2-3 years before it fell apart then it still would have cost me much less then renting cottages at a grand a week and staying in hotels.
$1500 in CASH will warm up the sellers heart, cash is king and many folks can't refuse cold hard cash.
Low cost trailer deals don't stick around for long and if you want it you need to jump on the deal now and pitch your offer.
I have been bit before, paid $1K more than I should have for my first TT, had rot far more extensive than it looked from the surface. It ended in a complete gut and rebuild from the inside. Ended up building new wall cabinets from scratch, took 9 months and over $1500 in materials. Used it for 6 yrs and sold it for the same price I bought it for (basically loosing $1500 in materials) after I got the next TT finished (our current 26 ft TT).
Let the owner know that you know there will be much more damage than what is visible or you can feel.
You will need to point out that you will most likely need to gut out the entire area where the weak floor is until you find SOLID floor and rebuild the structure under it (if the floor is soft that means you will be cutting out extensive portion of the floor and removing all rotted floor structure under it).
This is not for the faint of heart nor folks that are not handy with power tools.
