Recommendation for a site to sell home with RV garage

Does anyone have an idea of a site for me to list my custom home with rv garage (insulated) with all the goodies an RV needs including station to empty tanks into septic located in Eastern NC....the time has come for us to live our dream to be able to go anywhere/anytime with our home base at our RV lot in the south with which we will also build a casita. Time to start semi full timing...Thank you very much.The RV/boat garage is 51 1/2 feet long by 16 feet high (14 foot high door) directly attached to our home with two other garages.

i'd try the FMCA magazine. It usually has a few ads for RV Houses after the used motor homes.
Currently planning for retirement.....planning to build a small home in Nova Scotia for summers and someday year-round. Trying to sort out a good way to spend winters in central Florida as I can't drive anymore.

I agree with westernrvparkowner on many points. Something about 'The bird in the hand...' comes to mind:)!

That being said, I'll share a perspective that what maybe right for one region, or during one RE cycle - may not be right the next time around - things do change:)!

-During bottom of the trough of the last RE slump, we had the opportunity to get control of a house in front of us. It was being sold out of an estate, and was in pretty rough condition (Kitchen sink was so rusted, it actually fell thru the counter when the DW attempted a cleaning:)!). We wanted to get control of the home, so we could put a view variance on the property, to protect our view from our home's second floor. (Bay and Pacific Ocean, in the San Diego area.) So we bought it 'as is', put $100K into fixing it up nicely (Not a 'Fluff & Puff Flip'. We wanted to add value to our neighborhood, and since the buyer would be our neighbor, we fixed it up the 'right way'. We also put a view variance at 18', in favor of our home. From purchase to make, three months. And, we negotiated a 1% fee with a Broker, to place on MLS and handle the paperwork for us. But, it was listed as 'For Sale By Owner'. We staged the home, held open houses, etc. and in 4 weeks, got an offer mid range of our price point. Which we accepted. (Right place. Location. Location. Location. And, while still in the bottom of the busts trough for the San Diego region. Our sub regional area never dipped near as bad as the balance of San Diego did. We believe we helped the climb back up from the trough!)

So in that instance, and that location, and admittedly with some luck. (And frankly, before the every Tom, Dick & Mary becoming RE Investors and the craze of 'Home Flipping!' kicked in...) We did not follow the advice from westernrvparkowner. And, we did just fine. (Probably due to higher quality work 'doing it right', and quite a bit leaning on luck:)!))

But here we are now, at the seeming slight slowing down from steep climbing RE price cycle. How much longer? (NO ONE KNOWS!) But, again regional differences, and as always Location. Location. Location. Have my DW and I thinking the time is coming up close, to sell one of our two homes here in San Diego. If we did not have 'family dynamics' in the mix, I'd have had the property prepped by now, and hitting the market before June. And, I'd use a Real Estate agent this time around. But we do have family dynamics, and it will probably be Q1 of 2019 before we start to sell one of the homes. My personal opinion, for this location and region, is we'll probably realize a 1.5-2% home gain in this 8-12 month period. Interest Rates will probably continue to climb, but I expect will still be below the 5% mark - which seems to be the 'putting on the brakes' from a rate stand point. One big unknown, appropriate for this region, is the impact of the latest tax regulations on Schedule A Mortgage and Property Tax deductions. Will IMO, also reduced the volume of potential Buyers, and shift the market in impacted regions, to more of a neutral playing field between Buyer and Seller. (Currently, still leaning towards a Seller market is our localized region...).

So if I could, because I'd really like to harvest some of these gains now (Feel the features of that Bird in The Hand:)!) - I would not gamble, and sell now... But, expect we'll be OK by early next year too...

So, that's my rambling. And heck, hear on the Pacific side - not even Cocktail Hour yet - boy I could have really gone on if this was a few hours later:)!

OP - Congrats on being ready for the next phase of extended traveling! Have a blast...

If your thought is to put out a price that is very attractive to you because you have a lot of time to sell, you may wish to reconsider. Several things would work against you. First, interest rates are starting to rise, making your home more expensive to most borrowers every day.
Second, no one can assure you that we will not have another housing slump sometime in the future. If the true current market value of your property works for your future plans, it is best to get it done and over.
Third, having your property for sale is a pain. You need to have it show ready at any time. That is not how most of us live.
Fourth, you may find you really don't make much extra money when you factor in the carrying costs of your current home. Taxes, insurance, interest expense, utilities etc. all are recurring costs that you will have with your stick home that will end should you sell.
Finally, if you have it out there for a long time because you are trying to get the high price and then you reach the point where you actively want to sell, you may find that buyers are soured by the mere fact it was listed for that long time. A price reduction sometimes only chums the water and excites the sharks who will see weakness and look to buy at the bottom of the market. Personally,if you are ready, I would price it right, sell it quickly, and move on to life's next adventure. Good luck.

Thanks all for your responses....the way it is built, backing in a boat trailer etc isn't a problem and people down here either have boats, toys, or some other misc thing. I just thought there might be a site specific to it....google all comes up with Lake Havasu...we are in no rush and don't have to sell, but simply wish to retire a bit earlier and drop out of the rat race.

I pretty much agree with this. When it comes to real estate, and residential selling, different parts of the country have requirements and, different clientele, especially when it comes to RV related sales. Here in Lake Havasu City AZ, at present, 9 out of 10 brand new homes have RV garages attached. It's a part of the country that if folks are looking for a home, are of the age and time of life that, they require an RV garage, it's a priority when looking in the listings.

In our travels, we've seen very nice neighborhoods that it would be nice to live in but, not one single RV garage, anywhere. This was a priority for us, when we moved from San Diego to here in Lake Havasu.

So, for the OP, yep, I'd just list it in your local MLS or, as has been stated, with a realtor of your pick. They will know folks or, have clients that are specifically looking for attached RV garage in your area. And not only that but, folks not from that area that may be thinking of moving TO your area and would like an attached RV garage, are also going to call local realtors and ask. So, I'd bet your best bet is to list it with a realtor.

I cannot imagine anyone would shop for home first, then location. Local real estate exposure, and hence sales, is almost exclusively achieved by listing the property on MLS. This can be done without a realtor, but realtors will likely steer their clients away. I will always use a realtor when selling real estate. They know the local market, have the best access to buyers and their knowledge of local pricing will help you avoid pricing too high or too low. That, combined with their experience dealing with the paper storm created by a sale makes any commissions money well spent.

This may sound odd but Hemmings Motor News has a classified section for houses with large or multiple garages,a lot of car guys look for them,this may be another avenue to look at.

A friend bought their dream house in Idaho this way.

If you go to irv2.com, they have a classified section where you could list it there. Only other I could think of would be either a real estate for sale by owner site or Craigslist. JMHO
