What is the best coating for a rubber roof?

Hello all! I am not only new to this site but I'm also a relatively new RV owner and full timer! I have a 2003 Keystone Montana 5th wheel that is 32' long. I was in the process to start re-sealing the roof with dicor self leveling lap sealant, when I started noticing white stuff chipping off my rubber roof revealing black underneath in a few areas. It is cracked and chalky also. I even found a small whole in the white coating that i cod pull up and put my finger under and see black underneath as well. It needs to be completley re-sealed because the previous owner did a terrible job at maintaining it. I want to recoat and seal the whole thing and was looking at RV Roof Armor but it's pretty expensive and I would have to finance it somehow. I like the idea of someone more qualified doing it and the lifetime warranty that comes with it. I was hoping someone on here could give me a bit of guidance and advise on any DIY coating systems or products. If I can save some money I would like to but I also understand you get what you pay for. I'm gonna probably be in this thing for a year or two before we get serious about buying a house. I had to repair a section of roof on my old trailer. I bought a quart of Liquid Roof and it worked GREAT. It literally paints on a liquid EPDM material that dries as a seamless sheet of rubber. If you properly clean the surrounding roof, it becomes a seamless repair as the liquid EPDM cures to the existing roof.

Its literally as easy as painting it on and allowing it to dry. It does make a mess, especially if you do an entire roof. Have shoes and pants that you don't mind ruining.

Did my 1995 34' Bounder motorhome last week. I used Liquid Roof AND primered it first. Came out great. I highly discourage using any other do it yourself coatings as they will not last. My father purchased the motorhome new and years later painted the roof with Cool Coat. Sure it looks good all white and clean but it didn't last. I spent all day and 4 tanks of gas in the power washer, scraping and brushing trying to get it off as it was bubbling and peeling all over the roof.
I got most of it off but not all of it. Luckily the Proflex primer is an epoxy based primer. It is heavy duty and I can't imagine it coming off. I highly recommend using it before the Liquid Roof.
I called the manufacturer and talked to a technician. He also said to use the primer.

The black area of roof you are looking at is most likely the black rubber roof material. You don't need a new roof. Just do some research on EPDM coatings and pick one. I use the one that Camping World sells. They sell a primer that goes along with the EPDM coating. Give the roof a good cleaning and a good day to dry. After the primer coat, apply the EPDM coating and you will not need a new roof. I have been doing this on my 96 Sunnybrook every three years. Seal all the joints like around a skylight, antenna and any vents with self leveling sealer after the cleaning and before the primer.

Take a look at Flex Armor Roof
If you scroll down a ways. They installed a FlexArmor roof and like it. I think it looks nice.

I'm gonna wash it down good and inspect it. I think I'm gonna try EPDM liquid rubber coating. I have read good things about it so far.

The roof on my 5th was the same, the white was actually washing off but the rubber was still in good condition. i used Duck Coat on mine 2 years ago and it is holding up great!

If you have something on there now that is peeling and cracking it's doubtful anything else will stick over the top of it. Any new coating has to have a good surface to stick to.

We are looking at RV roof armor and would appreciate any feedback. We like the idea of not needing to check and recaulk twice a year. I really don't want hubby on the roof.

Sounds like the previous owner put a coating of some sort on the roof and it is flaking off. It is doubtful that anything you would apply over it would last.
