what was the problem with yours, I have two and 6 years later they work perfectly.
Very difficult to open and close right from the get go. Finally stuck in the open position. Tried vegetable oil but that didn't help.

If the tank is empty and the RV is level the valve will be the lowest point and all of the vegetable oil will sit right there and sometimes do it's magic. Any water in the tank and the oil will float on top accomplishing nothing.
