T- handels hard to push or pull for gray & black water

Does anybody have any suggestions on how to lube up T handle valves for the gray & black water , the valves are a bit sticky on opening & closing, TT is still fairly new and waste system has always ...

one thing I have done to all my TT's is drill a small hole over the area where the rod slides within the valve body and insert a grease zert. then use any type of grease to lube the rod. mine open and close with one finger.
