I always park mine on wooden boards and cover with white canvas covers.
Keeping them out of the sun and off the dirt will slow down the deterioration.

I ALWAYS cover my tires even when camping. Maximum pressure. Also have always used Aerospace 303 protectant on my 22.5" class A tires and now the TT tires.

It's a great product, no Silicone in it. Overkill, maybe but it's called preventive maint. Tires going south while driving or towing can cause a lot of damage and endanger you and others.

Fill your swimming pool up with Armor All and through them inside...

I keep our tires covered when we're home. Whenever possible, I'll take it out for a short 45 minute ride once a month. Always keep the tires aired up to max sidewall pressure. Three to five years is average life for my tires on the truck or TT.

Exercising the tires is a good idea, you just have to find how much begins to be a PITA.

Discount tire suggests that I do a 5 tire rotation when the trailer comes out of winter storage.

If you can cover them to eliminate Sun exposure they will last longer. Running them every so often will do the same. But, as has been posted, the clock is ticking when they come out of the mold at the factory.

I agree with huntingdog. Tires just are not safe after about 7 years and I've never seen a tire that the sun ruined in that time. The only thing I think is worthwhile is some blocking under the axle in case there is a slow leak. Sitting flat with the weight of the trailer on it isn't good for a tire.

You do not want the sun on them while stored. I'd keep them aired to sidewall max. Put wood under them if stored on the ground.

IMO, it does help to give the tires a "workout" every month or two. Rolling the tires to point of warm up every so often is good for them. It is good for the bearings as well.
