(It's a disaster)Ok so a year or two ago I posted about opening an RV park with two friends but was deeply concerned bc they had no real funding and no real plan of action. I omitted myself from the project because I was going abroad on a grant and lots of other reasons but I was still emotionally invested. To summarize it, land is out in Southeast Texas, 9 Acres my friend wanted to build into an RV park with very little funding. With an influx of cash from his step father he was able to build a roadway and plot out some spaces. The money was given to him on the condition he include his half sister in some rights to the land. Well as soon as he spent that money he made his sister sign some agreement saying he would START paying her back in three years in monthly payments (with some absurdly low interest rate) and that she no longer held any stake in the property. He also did this with my other friend who was helping to pay the mortgage for years. He arrogantly told them both "I am buying you out" and gave them no other choice. So they left and he got with a new "business" partner, and she signed him up with some guy who was boasting that he was going to be building tiny homes out there and theyd parcel out the land and sell it, and with the money he got he would keep some of the land and build on it finally. Well shocker, this guy was full of it and backed out of the deal after my "friend" spent like 10k making lots (just throwing a ton of rocks on squares he mapped out). They THEN tried to coerce people to live on the land and pay them a monthly subscription fee. You had to bring your own RV, no plumbing mind you, they had portopotties they rented, and the rent was 450-700 a month depending lmao. The kicker was that in addition to getting to live in the middle of nowhere with no resources, you got to be "mentored" by these two in "business" of all things lmfao. Yeah so that idea went nowhere and no one rented from them. Friend got desperate and sold his huge bus, like the kind bands use when they travel, to pay the mortgage. Now the road he purchased is more just rocks thrown down, and now its being washed away by the rain and he cant afford to replace it. He also got a few used storage containers, RAW, no flooring or ventilation or windows, and started living in one and trying to rent out the others! To "Artists" who want to use it as a studio. I cant imagine what its like in the texas heat and cold living in a storage container that is raw with no windows. He offered that for initially like 250 a month, then went down to 100, and still got a few takers but it seems they left after just a month or so. Now he offers the place to campers too who want to pitch a tent during their travels. He is mostly getting a lot of drifters and nearly homeless people who come for a week or two and then move on. So there ya have it. He is living in a storage container on raw land with a portopotty and a road that is washing away. He is also trying to sell his blog post stories about the land to subscribers who I guess pay him a few bucks for the privilege of hearing about what a mess this is. And you know, putting the money toward building it? I dont even know at this point. I am starting to think he might secretly have a drug problem that is making him lose touch with reality or something. I honestly couldnt make this up if i tried. And no i still wont say where it is exactly bc I think someone from this forum would try to go reach out to them and reason with them. There is just no reasoning with crazy. Also he is 29 and still says he will be a millionaire by 30. I am so waiting for him to turn 30.Rv park under 50k updatesHi guys. Came here some odd months ago about my two best friends who are trying to build an rv campground in south Texas under 50k. Some ppl thought I was trolling bc of how crazy it seemed. I wish. Here are the vague updates. I've since grown somewhat apart from them so I only hear the occasional updates probably sugar coating the real situation ... 1. Out of money as suspected. 50k went to installing the electric pole (but not the wires to the units . So no electricity still). And installing water pipes and a water system .... But no drainage or septic system . They said they can get water in but can't get waste out. Their solution is to build some kind of compost system?! Fifteen lots expected but now they say 5 lots. And no they haven't been set up or any gravel or any markers for them ... And we all took the bait, hook, line and sinker. It was fun while it lasted. Really? I have nothing better to do than "catfish" some RV forum people? Your opinion has been made loud and clear, feel free to not bother to reply. As for the water meter being tapped, I have no idea, it confused me too. I figured they needed to make a water system that complies with state regulations and THEN worry about some meter? I honestly try not to ask too many questions because they can sense my concern...and at the end of the day it isn't my worry. I was just updating you all on what I heard since that's what you had asked. I'll be happy to not update further. Anyway updates: they got the water meter tapped and just to put a meter in Will be 11,200 which they're going to do now and will take a month or so ? I really hope it works I haven't voiced my concerns to them and probably won't, a picture of the land is even my cover photo on fb lol. I just wanted to see what you guys thought and if there was anything useful I could encouragingly run by them. I think though from the feedback that it's best I just sit this one out and let them learn as they go, I'm certain a simple phone call about an estimate will awaken them to permit considerations and the like . I still don't know how or if I should break it to them. For the person saying I am more involved than I let on, omg thank GOD I am not!!!! Absolutely not, I hate to let you down but I think if I were this delusional I wouldn't be here getting information and doing my due diligence, I would just live in ignorant bliss...I will confess that 2/3 people involved are some of my best friends on earth and the other person is an ex of mine. What is hard for me is that I spent a year not speaking to any of them and I (in the back of my head) wished for karma to hurt them....but now we have reunited and I feel horrible for ever wishing that, they are kind and amazing people, if YES very misled and very...idealistic to a fault. I like what someone said about know the region and knowing that they could rent it for 300-400 a month, I think that is their budget situation, 15 spots at 350 a month would give them a profit. Their mortgage is 700 a month and they'd give 1/3 of the profit to the investor. Yes I think the investor is not smart. Yes I am worried its going to fail miserably. Yes, their financials are a disaster. Yes I thank my lucky stars every day that I am not involved. But No, I am not going to write them off immediately...maybe they can get people to agree to live in a shitty dirt lot with basic access to water and power for 50k without the right permits, and then as time goes by they can save to get the upgrades and permits they need, I DONT KNOW. i honestly doubt it very much, that is an ideal scenario... tbh, they are all high school or college drop outs, very smart but not practical. I have a couple ivy league degrees (so obnoxious I KNOW) but they disregard my more "analytical mind" as closed and limited to opportunities and potential. I, on the other hand, view their plans as impetuous and reckless.... I am glad I am on the side I am .... they risk all their money on that 1 in a 1,000 shot, I on the other hand only fork over my money if the odds are greater than 50/50. I used to wish that time would prove me right ....but now....No. I don't want that. I want to protect them...or help them succeed without involving my money and without seeming too controlling or negative...WHICH IS VERY HARD--given the power dynamics between us. As it is, anytime I correct my Ex or make fun of their language, I get a "sorry I am not as sophisticated as you" or "sorry I don't have the degrees you do" or "you should get back together with xyz because they are educated" --It is very very hard for me to relay pertinent information without it being targeted as pretentious babble of the elite...even though, like I said, I am from the same poor ass town they are without any savings or inheritance of my own ... What would you do if these were your 3 best friends on earth? Who have a history of not listening to you or thinking you are too much of a blue blood ? (even though you are self-made?) I didn't know that about the commercial property and his debt! that is scary!!Re: Building an RV Park from scratch under 50k?wait westernrvparkowner who would be suing them? the city?Re: Building an RV Park from scratch under 50k?I guess its hard to MYOB when I was originally part of the group trying to make this plan happen... and i haven't given my two cents in yet about the feasibility of the project because I wanted to do my research and see if it was possible they are right and if I could have any tips for them instead of just saying "no this can't be done" I definitely will sit back and watch it happen...I guess that is all I can do. Idk. also yeah its out in the county and has few restrictions, that part doesn't worry me, they do however have some water and sewage restrictions that are strictly enforced that does worry me.
