I'm looking for the best option. Not necessarily the cheapest option. We have a park of over 1,000 units. Of those, I'm guessing a large portion of those are using either Dish or Jabba. But most of us are being forced to use our cell phone's data plan. I feel like a hard wired option will be the best option...but I don't know if that's even a thing in our park.Re: Apache Junction, AZ Internet ItsyRV wrote: Depends on where in AJ you're located. Parts have both Cox and Centurylink, others may only have Centurylink. Some areas have smaller alternative providers. You have all the fixed location wireless providers like Viasat and there are the mobile carriers if you have a good signal. For heavy users, Centurylink or Cox are the two dominate providers, but as you know, AJ in on the edge so some areas can be metro built up and others in the sticks as far as what's available. Sometimes it just comes down to which side of the street you're located.. Lots of people in our community use Jabba, but they use it because it seems to be the only alternative to Dish. For what Jabba charges, it's awful. And awful is a compliment.Apache Junction, AZ InternetWhat other options besides Dish and Jabba exist for communities in Apache? We currently use Jabba and it's awful. In fact awful would be a compliment. What options exist. We'd like to avoid cell phone data plans if at all possible.Re: Purchasing in a 55+ Community - AZ Mike134 wrote: I won't be caught dead or alive living in a HOA controlled compound. There are people in that camp...one way or another you're paying...either lot rent or HOA...plus in the ones we're looking at they have the amenities that we won't need to purchase or maintain. To each his/her own...for sure.Re: Purchasing in a 55+ Community - AZWhat are the approximate Real Estate fees for a transaction like this? We're working through our offer and want to have an idea as to what the fees will be. Park Model and the land under the park model Probably a title transfer fee for the park model Probably some type of recording and transfer fee with the county Probably an HOA transfer fee of sorts Can anybody quantify this for me? I understand that this is an Internet forum and not a place for legal advice. Thank youRe: Purchasing in a 55+ Community - AZ ryoung wrote: Arizona is one of 15 states that allow Enhanced Life Estate Deeds. Seems like a no brainer for this transactionRe: Purchasing in a 55+ Community - AZ bighatnohorse wrote: Best advice, right there. In addition to AZ real estate law, the attorney should be knowledgeable in trust law. Trusts such a Dynasty Trust are relatively unknown. In AZ, manufactured homes are vehicles and are titled that way (Been there, done that.). A park model may be the same. Of course. But this is exactly why I'm here...to get these thoughts and ideas so we are not going into this conversation blind. Thank you for your contribution to this thread.Re: Purchasing in a 55+ Community - AZ Expyinflight wrote: Another thing to be aware of. In the majority of Arizona's 55+ communities, you own the 'home', but not the ground or lot that it sits on. You pay a monthly rent or lot fee, which your heirs would then be responsible for unless or until they sell the unit. I can only think of a handful where you own the lot. Good to know. Thank you!Re: Purchasing in a 55+ Community - AZ Nv Guy wrote: Aside from the titling issues, take a long hard look at the financial report for the Association- make darn sure the reserves are fully funded, you don't want to buy a space, then get hit with a big assessment to fix the roads or other capital improvement the Association owns. Great tip! Thank you!Re: Purchasing in a 55+ Community - AZ azdryheat wrote: in AZ - RV's and park models are all registered with DMV as trailers and all have titles of ownership. As long as you're the titled owner you can add any name you want so long as they're present to sign. That's great to know...so we'll have two different transactions? One for the land and one for the park model?
