Before you start disassembling the motor or the gears try this: Crawl underneath (behind the steps) and gently tap on the curved arm that extends from the step motor while someone opens and closes the door. Be sure to be behind in case the steps deploy. Once the steps open, thoroughly lubricate every joint and pivot points with Kwik lube spray grease. I used to have the same issue with our coach when we first purchased it. If you have a washer/dryer in your coach (like we do) you may discover the smell is coming from the p-trap for the appliance. The W/D is probably the least used appliance/plumbing fixture in the coach so I make a point of running a wash cycle through it when we we're set up at a park. If your coach sits for a long period (especially in CA) chances are the water in that p-trap has evaporated - we're in Orange Co. This resolved the problem for us - hope this helps. Since I live in California I believe the issue is not so much dirt and moisture but more likely the heat drying the lubricant. Whatever the cause, on each occasion the problem has been solved. I also use motorcycle chain oil. Be sure to be out of the way in case the steps deploy. This has happened a couple of times after I have gone through heavy rains that washed a lot of grit into the step mechanism.
