What the lady at .com told us was that they couldn't make reservation until March (for a July trip). She said that was the time frame that the owners have to get their list of stays in. She also said that it was around that time when the committee would decide on the rates for that year. Even when you could see rates on the website for that summer. We didn't feel comfortable making reservations with an unknown amount.
Read their cancellation policies also. From their website:
Winter reservations (October 15 – April 30) require a 30 day notice of cancellation for a refund of your deposit, less a $30 non-refundable cancellation fee, date changes must also be made prior to 30 days of the start of stay. If you cancel less than 30 days prior to the start of your stay, you will lose your deposit and could be responsible for your entire stay if we are unable to re-rent the site. Summer reservations (May 1 – October 14) require a 7 day notice of cancellation prior to the start of your stay in order to get a refund of your deposit, less a $30 non-refundable cancellation fee. If you cancel less than 7 days prior to your stay, you lose your deposit.
Minimum Stay: Advance winter reservations (more than 30 days out) require a 5 night minimum stay. No minimum stay is required during our summer season, with the exception of certain holidays.
