Rio Grande Valley of Texas. Retama Village near Mission is probably the nicest. Many other choices in the area too at very reasonable prices.

Thanks everyone! We are not limiting what part of southern united states,we are open to any state if we find a lot and location that we really like. For the nice weather we will look in Arizona,Nevada, Texas, Alabama and Florida and maybe even in north and South Carolina or even Tennessee. We are just open to anywhere that has nice weather in winter. We can deal with high 50s and 60s just not freezing Indiana Weather!!!! lol

Go on line and look at the different sights for sale. We have been full timing for 8 years and wintered a lot of places but Yuma is our favorite.
In winter the nights may go down to 40's but the day time is right back up to 50's and 60's.

I would advise not to buy anything prior to retirement. The RV snowbird lifestyle has many ups and downs and each area (state) has it's pluses and minuses that you may not understand until you are totally retired and "living the dream."

Remember a Casita is usually only the size of a stall and a half garage. Imagine living in that, plus having an RV that is aging in the drive way. That is what really is happening once the pictures are taken and marketed on the websites.

True real estate is currently giving a much better bang for the buck right now then the dream of the RV lifestyle is. Most RV lots are only 35 feet wide, which really isn't enough width given their asking price. Without a doubt they do offer a community atmosphere, but so do many 55+ gated retirement developments.

In my opinion, invest your current income, then buy an older RV and see the country when you retire (do the adventure you're currently seeking,) then in the second half of retirement buy a S&B in a 55+ community that isn't too far from family, and enjoy that part of your life in a solid secure abode.

Consider also something larger than a RV "casita" lot, you may find greater value. You may find owning a southern property less expensive than RV snowbirding.

Don't know about other southern places, but recent check of real estate in former ranch areas of N Central Florida shows prices still depressed, a lot of smaller homes on roomy property where RV parking is OK, $70K to $90K for 1200-1600 sq ft. These are homes built in 50s through 70s in small towns not yet caught in the big snowbird boom that started in creeping north in the 70s.

These areas are not frost free, or on water going to the ocean or Gulf, nor in retirement colonies, all of which push prices up to where renting or owning a tiny parking spot makes snowbirding becomes. more of a RV thing rather than a winter home ownership thing.

I know other areas of the south, e.g. East Texas, SE Arkansas, southern Mississippi where small homes in rural small towns are even cheaper.

Very little of the South is where it never freezes, and those places tend to have very expensive real estate, Key West, San Diego e.g. But almost anywhere in the southeast or south central U.S. will be warmer than Indiana most of the winter.
