Private Sale of Park Model in Texas

My wife and I are privately selling our Athens PM home that is in a Winter Texan park. I'm interested in knowing what forms and items I will need to do it properly. I'm told that if the unit is skirted and tied down there is no sales tax. I was also told the buyer and seller must furnish photo ID's. I found a form titled Trailer Verification Statement of Fact to complete.

Any experiences would be appreciated.

    In MI, according to the park owner, the park model has to be able to be transportation ready in 90 minutes. Sawzall and wrecking bars could very quickly separate an addition from a trailer.

  • Our park manager, bless her heart, handled the entire transaction quickly and for no charge. She knows how to do it. (In Texas)
  • might ask the manager of the park, or stop in at the lic office and get the facts each state makes there own rules.
  • A park model (or mobile home) that is on owned property is real property, whereas one situated on rented or leased property is chattel property.
  • A realtor isn't needed. We didn't use one when we sold my mom's trailer, including the land. We did use a lawyer who handled all the recordings, and made sure all the i's were dotted and t's were crossed. That was much cheaper than a realtor who takes a percent. I think the total cost was around $600. BUT, you do need the title. If you don't have one, get that process started immediately. That has caused many people in our park headaches.

    I suggest you let a good Real estate agency sell your home. Let them take care of all the procedures and legal issues . I just sold and bought a 2 houses and having a real estate agent made the experience much easier and less frustrating unless you have the legal skills and knowlege.


    You only need a realtor if you own the land, the park model is more like selling a car or RV. There are a couple of forms that can be picked up at the lic office or i would imagine printed online if you can find them. You will also need your title.
