We are looking for private RV parks with FHU that aren't filled with park models, or that are trying to sell the lots. Any finds? There are a couple of places selling lots that we have found, but they are selling and likely won't be available to us short-term renters for long... When I say short term, I mean for a month or two at a time. We are especially interest4ed in Florida, Arizona or the west coast. This post is not asking for state parks, COE paks or membership camping suggestions. Thanks!

You will have to do a search on CG's in the are in which you want to stay and then call and ask how many residents they have in their park.They normally don't list in their advertisements how many seasonal or permanent residents they have in their park.It's what I do so I know I will have nice quiet time during my stay in that Cg.

The park won't try to sell you a lot, since they are all sold. An individual might have a site for sale. Individual owners rent out sites either directly online or through the rental office at the park.. No park models there either. Be prepared to spend $1500 to $3000 a month. There will be plenty of parks where there are no privately owned sites or site sales. Geographically, those states are the most likely to have substantial numbers of park models. Just the demographics. KOAs will probably have less park models than other parks. Towns off the beaten path, along the major roads will have more transient sites and less long term sites. Those states are snowbird country. If you go north, you will find the vast majority of the parks meet your requirements.

These have monthly rates: (they usually bill electric separately, montly, based on usage) our electric was $75 average per month. Williston Crossings in Williston FL. Quail Run RV Resort in Wesley Chapel FL (just north of Tampa). Although they do have some park models they are on the outside edge of the loop and are all new and look nice.

Outdoor Resorts Palm Springs in Cathedral city California would work for you. All privately owned lots. Nobody to sell you a lot unless of course you go see a realtor. (Its been sold out for years) Its a country club so I think monthlies start around 1500 and go north from there. Some people rent privately from lot owners and get a better deal but they are not a cheal solution. There is a couple other Outdoor Resorts developments in Indio also very nice but they are motorhome only (and specifically class A) They have also been sold out for years so no worries of anyone trying to sell you anything. No idea of their prices but suspect they are similar. Book ahead for any of these for the high season. We are on our lot in Outdoor Resorts Palm Springs right now and its packed, 1200 plus lots in this one. Excellent facilities though. 27 holes par 3 golf. 8 pools, 10 hot tubs, world class gym, 14 tennis courts, good restaurant, 19th hole pub, theatre, parts store, two large clubhouses. etc etc etc. Friendly place. We have been here for 10 years but we come and go a lot. Heres a few pics of our lot, Typical for this type of resort/country club. I'll put a link to the booking office at the end.

I did not see park models in Eagle View RV park in Ft. McDowell AZ.

Riversidervresort.com has NO Park Models. Address is Arcadia, but it is located 4 mile East of Port Charlotte. I 75, Exit 170, East 4 mile. Big lots in the new area. The sites are in demand and it may be difficult to get a lot for 2016.

It seems like the number of RV spaces in "RV parks" in these areas is narrowing, many filled with park models :-(

If you are interested in SW Florida, look up Gulf Waters RV Resort. We are spending 4 months here this winter. Biggest (lot size), nicest RV Resort we have ever stayed in. It is owner/owned and no park models. Most owners don't stay on their sites but rent them out through the office.

Key Largo Kampground in Key Largo Florida
Has a mixture of both and is a real nice gaited place.
It has two small sandy beaches, and a large pool. You can rent a spot on their canal with your own Tiki Hut or a inner one for less money

Myakka River RV Resort in Port Charlotte is all FHU and no park models. We will be trying it out for the first time ourselves in another week and a half!

Live Oak Landing in Freeport FL (in the panhandle). They have cabin rentals but they are separate from the RV sites. Nice quiet park about 10 miles from the beach.
