There's a sub-group of the Escapee RV Club called the Xscapers. It is geared to the much younger crowd who are working and living on the road - some travel with their children. Some are in their 30's. Computers have changed the RVing/full-time lifestyle. The employment situation has changed over the years. People don't stay with one company for 30-40 years as was the norm years ago. Pensions are not given. Retirement age has changed.
Activities have also changed. The young ones are definitely more active. Years ago families/friends used to get together at someone's home for a night of card-playing. That was their entertainment. That's not so today. The small-park clubhouse is not enough for them. The music played in those clubhouses are outdated. Even the craft-making is outdated. Younger RVers enjoy hiking, biking, 4-wheeling and now, pickleball. They don't sit in the clubhouse with a cup of coffee solving the world's problems. They're out doing things - even with joint replacements.
As have RVs changed over the years with the discovery of slide-outs, so have the Park Model trailers in the older parks. If a young person has slides on their RVs they are going to be looking for the same in a Park Model trailer. If you'd buy an older home you'd probably update it. Same for the old trailers but it's not worth putting the money into an old trailer. Some of the older parks are seeing the old trailers moved out and replaced by new ones. Years from now those parks will look altogether different and then perhaps there will be another demand for that particular park with the updated look.
There will still be a market for the older, smaller parks but it won't be the most popular way to go. Park management is going to have to update themselves, too.
