Rubber roof coating

Our roof on our 97 jayco is starting to look a little worn, we bought it used privately so we don't know if it has been replaced previously but it does have a few patches on it. It does not leak and we want to make sure it doesn't start.

So i have a few questions about what we are looking to use/do.

First at the front is a piece of "tape" then behind that attached are 2-3 more pieces Im thinking they patched it? Its looks something like the the DiSeal Tape I found on Campingworld, then it goes on to the rubber roof which all in all seems to be in pretty good shape but showing signs of wear/discoloration and such. But the whole roof under the rubber membrane seems to be solid all around.

We have come up with 2 options but want to know what you guys think/recommend.

1st we were looking at the "Liquid Roof" http://www.rvliquidroof.com/rv-roof-repair.html we are thinking maybe going over the "tape at the front with Butyl Tape then covering everything with a coat of the liquid roof.
---Anybody use liquid roof and does it stick to rubber roofs/tape like the website says?

2nd we were looking at the Dicor Rubber roof coating system with the cleaner/activator and coating, again covering the "tape" with Diseal Tape or Butyle tape then going over everything with the roof coating.
----my only thing with this is will the Dicor roof coating cover the tape? as it seems more a coating than roof material?

Any ideas/thoughts/opinions are welcomed!! and thanks for any help!!
