sooo. I have seen the Cougars and looking at the jayco Eagle HT...
what are your thoughts on said rigs... and any other suggestions. I am in California. But am willing to drive to pick the the thing up. I just need the honest opinion....

From looking over the EAgle, I ifind only two floor plans that are light enough to be half ton towable. One is 10,700 lb. and one is 10,300 lb. and all the others are over 11,000 lb. which is more than your truck can handle.
For the light ones you'd need to have the HD package to handle it without exceeding your trucks payload.
Looks like the HT would be a better choice than the Eagle.

Am I looking in the wrong place, found four between 25' 10" and 31' 8" all have a GVWR of 9,950, they just reduce the payload of the 5er from 3,975 to 2,815 still not too heavy. Pins range from 1,160# to 1,350# DRY, so with family you will need a Max, Max F150.
