Ok, so many great responses, I don't know which to respond to but in general, I now realize the issue with the 2500 series is not tow capacity but rather pin weight and frankly, the pin at of these things is much higher than I realized. Typical tongue wt on ball hitches is 10-15 percent but I'm realizing pin weight on 5ers is higher.
The dually is far to wide and cumbersome in a downtown office building, ht matters but width is a huge problem so given pin wt sounds like I can still accomplish what I am describing and for the reasons I mentioned but with a 3500 srw instead of a 2500.
As an example of one unit with some appeal to me is a 38 foot mobile suites aire with a dry wt of 14,200 lbs.. given my circumstances, I may need to focus on a smaller and lighter wt unit until I am ready to rv full time and step up to a dually to get what I really want.
