I need help finding the exact TH I'm looking for...

OK, so at the end of the day I am sure I will need to make a couple consessions here or there, but before I do that I want to check with you guys to see if there is something I am missing. I am ready...

Does it have to be new?

2004 Jayco Talon 36Z.
12' garage, tandem, only one slide (dining/living area) closet across from the bath (just up the steps as you come in) and some cabinets in the back, could always add more. Single AC and Gen. Couch/bed and booth style eating area that converts to a bed.
No pantry, but decent amount of drawers/cabinets.
Can't attest to the insulation yet, as I just got mine, and I don't believe the tanks are heated...
