Are you purchasing new or used? Carbon's are manufactured by Keystone. I've had 2 different Keystone travel trailers and both served well. I think you'll be satisfied with your Carbon.
If purchasing used, look for water leaks. If purchasing new, you'll have at least a 1 year warranty, so anything that isn't right will be fixed, but you will most likely need to take it back to the dealer if that happens.
I looked at the floor plan (thorindustries.com) and then drill down to Keystone and finally Carbon. Not sure which year, but they are all similar. The 2016 year model looks very appealing. That 12 foot garage with the beds would make for one awesome bedroom. I wouldn't be surprised if you put the kids in the front bed room and you and your sweetie took the garage. Much bigger, more spacious, and has a door you can shut! Nice!
If parked permanent for 5 years, you won't have to worry about tires, bearing, or any of the moving part, until you decide to sell it. So even if sitting, you'll want to be dilligent and continue to maintain all the moving parts and budget some money away for new tires when you sell. They will dry rot sitting for 5 years.
Being a 2 time Keystone owner, I would not hesitate purchasing a Carbon at all, if I had the need for a toy hauler. AND .... there is nothing that says it's a requirement you have to store "toys" in a toy hauler if you don't want to. Lots of people purchase toy haulers for that extra separate bed room space, and extra room with with big open back door that literally brings nature into your house.
