If you have any possible interest in having a 2nd AC (and don't have one) you could check the roof to make sure that framing is in place to support the 2nd AC and that electrical wiring is convenient.

If you are interested in a skylight, consider getting one made out of Lexan - much more resistant to damage from hail than the cheapo skylights many manufacturers use.
