You should have a 12 yr warranty with any roof product. If they install it correctly then it should be good for a minimum of 12 yrs. Do you plan to keep the 5'er longer?
Great selling point, but the warranty is about worthless. The stuff is fairly cheap and of course the warranty is pro-rated. Installation is not included. After 5 years you not recover enough to pay to have it taken off.
I am talking about the EPDM. Don't know about the others.
