Thinking about a TH for full-time

As crazy as it seems, the wife and I are tired of the "rat race". We live in a 2800sf house and only use a couple of rooms. Our eldest son is away in the Navy and our youngest will graduate this year. We've been "stay at homes" since 2002 raising the boys and keeping them settled in their schools. We are done! We both work in education and have 10 years left until retirement. We know we need to sell this huge house, and have a BUNCH of downsizing to do. We just don't want to be tied down to a property any longer.

We currently pull a Rockwood 2306 behind a RAM 1500 Hemi. It's great for week-long treks, but not something we could ever live in. My "plan" is to get a RAM 3500 DRW 4x4 and match a toy-hauler with it. I don't have any "toys" but we both love the idea of not only the rear porch and versatile room but also the side porch models.

We are kind of enamored by something like the Road Warrior 427: https://www.heartlandrvs.com/brands/luxuryth/road-warrior/rw-427

I'm just soliciting for opinions about full-time living in something like this. We plan to probably "park" during the school year and run the country during holidays and summer vacation. We really like the idea of being able to change school districts if we get worn out; without having the pain of "moving" a house full of **** that we rarely use.

Any tips, hints, and information on making the dream come true would be greatly appreciated.

  • One thing you need to consider is the climate you will be in year round. Most RVs are not going to be easy to live in during really cold weather.

My suggestion: start down-sizing your belongings now. Begin the process of getting your house ready to sell, which can take a while. Buy the RV and try your long trips in it for a year or so. Then if you are still happy, sell the house.

Or, simply downsize your belongings, sell the house, and buy a small low-maintenance house or condo, suitable for retirement living.

Don't put all your home equity into the depreciating assets of your RV and truck. At some point you will want a permanent home and need cash to buy it.
  • You mention the rear patio. I have one and am disappointed that far too many rv spaces are not long enough for me to use it.
  • Rockwook is too small...house us too big. Tied down...enamored...rat race...tired. This isn't about RVs. Determine what's really going on with you two before doing anything. Kids are kids and teachers can't run away from kid and parent issues.
  • Go for it!! With the dually you'll be able to tow most anything out there. Were planning to do the same thing in about a yr or so. Way more advantages in a toy hauler than just a reg 5th wheel in my opinion.

Are you crazy, yea probably a little as it's hard to give up our stuff...I'm happy being a half timer. THs did not exist at that time of my RVing life and I do not understand the current fad of bath and a half RVs for two people so I'd probably go with something like the 428...more living area and only a 11' garage. This is big enough for a two person side by side UTV or bedroom for the youngest. I would want to know the details of their "Aluminum Framing"...does that include the roof trusses? Does it have dual pane windows? How many Heat Pumps as you will probably be paying for your own elect...something that big need three ACs in TX.

Where are you going to park it during the school/working year? How much does that cost? Lots of questions to be considered...good luck.
