The Good. Taxes and utilities about 2k/year. Place to service RV and store bikes, boat and good medical. In North TX so spring and fall weather good.
The Bad. Out of the way to our normal destinations. Upkeep, worry about breakins, too hot in summer, too cold in winter.

What does your spouse think? Was it the house she grew up in or one that her Mom got after she was grown? Asking to see if there are any emotional memories of her late Mother to consider. Depending upon the circumstances of her Mother's passing, it might be good to get a little further into the grieving process before selling.
