If I was you, I wouldn't do anything long term your first year out. as you don't yet know what you want in a long term park. If in Arizona, you might look at doing some time around Phoenix using PPA in Cal-Am parks (or Coast-to-Coast if you are a member) - that way you can spend time in each park, get a feel for the general area. We spent about 3 years moving around Arizona until we figured out that we really liked the Mesa area the best, then spent time finding the park that we wanted to come back to time and again. We also spent a couple of winters in Florida and South Texas and figured out we didn't want to winter in either. But you have to try them out to understand what you want in a park
