I don't think there is any rule of thumb. We were looking at a 2002 Holiday Rambler and the guy knocked $5000 off the $49,995 asking price right off the bat. We looked at a 1999 Country Coach for $39,900 and the guy wouldn't budge.
You have to get into the coach and find out what condition its in. In my opinion, it ought to be in good condition and everything should work when you drive it off the lot. I would negotiate a discount or a repair for anything that isn't up to snuff. In the case of the Holiday Rambler, it hadn't had the trailing links replaced the dealer agreed to replace them before we would purchase it. We didn't buy it for other reasons, but everything affects the price you should pay.
Try this experiment. Go to RV trader and do a search for a specific year and model coach. You'll see asking prices vary by up to 25% for the same identical coach.
