I did not purchse from them however, when I visited they explained to me the earnest funds are for a "hold" on the MH you pick. Once you inspect and agree to the deal your earnest funds become part of the down payment. Your earnest funds are good for 1 vehicle at a time only, therefore you cant "spend" your earnest dollars on 3 different vehicles and pick one when you arrive. The earnest funds are good for 5 days only and if you do not show they are forfitted.
This is still the policy as far as I know, but it was 3 years ago.
