Now you know why the other parks are run down. Parks are expensive to run and maintain. Taxes, utilities, insurance, WiFi and TV Cable all play into the price you are going to ask for a night's stay.
Although your business model might work, everything that you mentioned is in the Quarter in New Orleans (entertainment). And, personally to me, I don't want to camp in the middle of the entertainment at the park.
We have stayed at the RV resort near the Quarter and it worked perfectly for us. The owners (at that time) would give you a ride to the Quarter on a golf cart and would also pick you up when you were ready (reasonalbe hrs.).
