I think you should give the owner three choices
- drop the price to $10K and you look after getting the issues fixed,
- they have everything fixed (get proof) and pay them $14K.
- walk away and look for a better rig. I know it feels like you have found the perfect MH, but believe me it may be better to wait and look for something that doesn't have these issues. ( I learned the hard way, 3 MHs in two years, happy with the one I have now. The first two didn't have mechanical issues but house issues)
Don't forget you haven't had the rest of the rig (house side) checked out yet.
So far I think you are getting your money's worth for the inspection as it gives you bargaining power and you know what you are getting.
