Just make sure they have a free and clear title to sign over at the time of sell and write a check. I've done this many times and never thought a thing about it. Although $23,000 is the largest amount I have ever done. But if you have a legal title and possession of the motor home and they have your check and they type out a receipt and you both sign it, I don't see the problem? Maybe I need some education?
