If it's what you've been looking for, at least do this. You can tell a whole lot by looking at the condition of the wood etc after you pull the trim ring.
But generally it's best to keep looking. Not many people know leaks will happen, watch for them and proactively stop them.
the other way to play it is (if you really know what you are doing) is to use it as a negotiation tool if you've identified the "damage" as within your abilities to repair. YMMV on this one.
