Mobile home park and RVing

Three years ago I sold my wood house, paid off the motor home and paid cash for a modular home in an adult community. The people who lived in our place before us were RVers and had 30amp available in front of the house. We keep our motor home in covered storage a few miles from home. Before We bought here I asked about loading the motor home and they said we could park it in front of the house and move it to the club parking lot at night. We just got a new manager and the first notice out said motor home were not to be parked in front of house all day, it created a traffic hazard. I'm wondering if anyone else lives in a community like this and what are their rules about parking motor homes.

  • I live in a mobile/manufactured home park with a similar setup. When I relocated, I chose this park because it had an RV storage lot; many parks do not offer this amenity.

    Occupants are not allowed to keep RV's at our home spaces; RV's must be in the RV storage lot for an extra fee or be stored off-site. Occupants and guests are not allowed to park any vehicles on the streets at all. This is detailed in either this park regulations or the California Mobilehome Residency Law; the latter is revised annually and the park is required to provide you with a copy or a link to the online document. Park policy can be more restrictive than state law; think regular neighborhood vs HOA.

    Do I like this? Not really. I miss being able to have the RV next to the house. However, this is overall a pretty good place to live. I do not miss my noisy former neighborhood or having to take care of my former huge yard and old house. So I guess that means that the RV inconvenience balances out. There is no perfect place.

    There is a surprising amount of traffic within the park: residents, visitors, caregivers, gardeners, trash trucks, parcel delivery services, emergency services, etc. It would really be a hazard to park a vehicle in the street.
  • Question, what are the cities rules for parking a RV on the street? Also, is your subdivision gated & does it own the street? My subdivision says 24 hr max for RV in the street and the city actually allows for longer but I comply as it's the choice we made & I knew the rules of the HOA.
  • I don't like places like that, but it doesn't matter what's allowed in other places. You need to get a copy of the park rules and read them. Either parking the MH there is covered/allowed or it isn't. As part of the closing paperwork when you bought there, they should have provided a copy of the rules. If not, take a walk to the office tomorrow.

  • Every community, every Home Owner's Association, every spot in the USA has some kind of zoning rules. Each one is different. Even in the same neighborhood, it's possible to have different rules for homes that are right beside each other. It just depends on where the zoning lines are drawn.

    If I were you, I'd dig into the original paper work you signed when you moved into the community and see exactly what it does say about parking RVs, cars, trucks, and trailers at your residence. If nothing is stated, than you have every right to challenge this decision. Demand from the new manager to see the written code where it's stated. If he can't produce it, he's just being a bully. If he can produce the associated rules and by-laws of the community, then kindly thank him and then you'll just have to oblige to the rules.
