We love our 33' Class A DP. However we only get 8.5 mpg. I don't know anyone getting 10mpg. Plus you are correct. You will lose big time in a trade. Plus you will also need a toad to get around in once you're at the location.
I would buy a truck to pull the 5th wheel. If you need money to buy the truck, sell the Navion.
