I am president of an ownership park and it is nothing like you describe. Our dues are $85/month which covers all maintenance of the property. We have a pool, spa, workout room, laundry, 14,000 foot clubhouse, tennis/pickleball courts, pool/billiard room, mail room, and also the fee includes trash. You are responsible for your water/sewer bill, electric bill and property taxes as you own the property
