Permit for RV Barn

Finally found a house but it doesn't have a basement. Simple, just add a workshop onto the to-be-built RV garage.

Except the county doesn't allow accessory structures greater than 50% of the residential structure, so a 2400 sq ft barn-workshop next to a 2500 sq ft house won't cut it.

They don't allow variances on structure size. Only setbacks, height, width, etc. Even with no sides, if it has a roof the sq footage is counted.

Property is 1.5 ac and zoned R1. It's not part of a subdivision and is surrounded by Ag zoning on 3 sides. Across the street is an entrance to a subdivision.

I know this is all vague. Some options are to purchase a portion of the Ag property (if the owner will sell a portion). Maybe subdivide the 1.5 ac into 2 lots and built a 1 BR house with a realy big garage.

Any ideas? We walk or sign Sep 14.

  • I would look for something else, you want to be happy. Do not compromise on this you will regret it.
  • What is the reason for the ordinance?? Could you ask Gwinnett County for an exception since it will not be for commercial use?
  • Don't sign if it doesn't meet your needs. Gwinnett County will be impossible to get any variance. You will not be able to buy a small lot form the neighbor and have it zoned AG1.
  • Put it back on the seller and their RE agent. Tell them what you have to have or you walk and watch how fast they get with the county and come up with some plan of action.
  • Just connect it all to the house, or one of the structures to the house. Or, make the RV garage and the workshop separate if they will allow 2 separate structures besides the house.
  • I wouldn't sign until I explored all my options. If you can't build what you want, you won't be happy.
    JMO.
  • How about adding onto your house for the workshop first. That will increase the available 50% for an RV garage later.
