I wouldn't even mention the second coach until a firm price has been settled for the new rig. At 16 years they are not going to offer you very much and don't use NADA as what you could expect the dealer to offer. NADA is what they might sell it for at retail you'll be working at the wholesale level. My coach is 9 years old and the trade offer was $10K under average retail. And if they balk go someplace else. Plenty of dealers willing to trade if you're willing to travel if necessary.
Something to remember is EVERYTHING is negotiable. Trade the second coach for an extended warranty or some other tangible item or service. Free for life winterizing, annual roof inspections, swap the AC's for heat pumps, residental fridge, satellite dish. Bundle items to meet the agreed on value of the second coach or just take the cash and hit the road in the new one. A couple of grand will buy a lot of fuel. Cash may be king but I'll take a couple of dukes in a trade that is fair for all.
You and I are on the same page. Since I'm not expecting much out of the old MH I'm kinda leaning towards putting it on Craigs list for $5K and being done with it. Maybe $7K and letting someone talk me down to $5K. But with the work needed it may scare people away. I put it inline with the "Needs Some TLC" that some real estate brokers use when selling an old house that needs work.
