Professional carpet and upholstery cleaning. Truckmount only with steam. Also painting will remove a lot of odors.
Cig smoke will be really tough, but you can get it out with a good professional carpet cleaning at toss all furniture, pillows, etc., as it will be in the inner cushion fibers. Be sure to also have curtains cleaned. You will still have a slight smell every now and then.
