I agree with spending less, saving for repairs/ issues, and not worrying about longevity or resale. Assume constant repairs around 2k annually like was mentioned.
For most, this is disposable income- that's pricier than staying at home. Not a home on the coast or a big city, rather one of the many nice places where you can still find a reasonable overall cost of living.
