Trying to sell house to go full time HELP!!

Been trying to sell the house for about a year, so that DW and I can go full timing in the motorhome. Have had a couple of offers, but seems like there is always some reason they fall thru. We have a somewhat different home in that it is in a normal subdivision, is a normal ( but nice) home just happens to have a full motorhome garage attached. I was wondering if anyone had any good ideas of where to list this. I have had it listed with local broker and I think she is trying to sell it as a normal house and the garage is more of a problem than asset. We will be changing brokers at end of listing, but I might try some different advertising if anyone knows of decent sites to give a try. We are not in a motorhome community, the garage blends very nicely with home and landscape, so any ideas would be greatly appreciated. Would love to be full time by May.

  • If the garage is done tastefully" it shouldn't be a problem at all. There are plenty of buyers out there with RVs, boats, commercial licensed trucks, etc that would love to have it.
  • Thanks for input, but do not think I would ever consider renting, too many things to go wrong and nightmare to get someone out in the courts of Florida. The landlord is a mean old rich person and the renter is someone the court must protect. Even if they let the pool go green, the hot tub dry up and let the landscape all die. Could take six months and thousands of dollars to get someone out. No matter how good of check you do, you just really never know. No one is going to treat it as there own. We do close house up and travel for six months, but pool service, lawn service, maintenance service, electric bill, water bill etc etc getting OLD!! It will sell one day, but a little discouraging that we just can not seem to get there.
  • Is your broker highlighting the positives about the garage in the listing?

    I have passed on houses because of the lack of a garage or shop, not because it had one. Having a garage with oversized doors can only be a plus.

    I think Bill has the right idea, unless you need the funds from the house, rent it and go full timing. If full timing is not for you, you have a home to go to.

    You could also consider renting with the option to buy, where a small portion of the monthly rent would be applied to the down payment. If the renter does not exercise the option, you can move back in or relist it.
  • You should list it in FMCA magazine. They have similar homes for sale in the magazine every month. If I owned your home that is what I would do.
  • I would thing a nice big garage could be an asset to more buyers than just people with an RV. Lots of people like big garages like that.
  • If you can't sell it, rent it (using a good rental management company) and get on the road anyway.
    Just call the MH garage the ultimate kids playroom (or wood workers shop)!
