Trying to sell house to go full time HELP!!

If the house has not sold in over one year, the asking price is too high. If you go online, and go to your county tax assessors website, you will find the tax value and the fair market value for your house. If you are asking more than that, it is going to take awhile to find that ONE buyer that wants exactly what you have.
It does not matter if you are underwater with your mortgage, etc. The value of the house is determined by what buyers are willing to pay in your neighborhood for your house. Many times a real estate agent will inflate the value of your house to get your listing but after one year of no sale, it is obvious that the asking price was too high for what buyers in your area are willing to pay. It also sounds like your house is the nicest on the block and maybe the nicest in the entire neighborhood. This is a good thing when you live in the house but it is a bad thing when you are trying to sell.
The problem now is that it has been on the market for a year and all of the local real estate agents know about it. If you change brokers and you DO NOT drastically lower the price, it will not generate any new interest. ONLY a price reduction will get things going again.

I've seen ads in Motorhome magazine. There is a section in the back for classifieds.

Our son just sold a house on a court in a small town. It has a 25x40 garage with furnace, woodstove and all the goodies, huge air compressor etc. His first agent said the garage would cause a problem being that the houses were mainly single brick bungalows. He got a new agent. The new agent made the garage the highlight of the property. He had 7 offers the first day listed and ended up selling it for 80K more than listing price.


After this long story, sorry, I would recommend highlighting the garage. Both men and women would love a bigger garage.

There are homes listed in the Motorhome Magazine along with rigs. Also check the various user groups to see if you can list items for sale. There are also multiple Facebook groups related to RVs such as Living The RV Dream and RV Classifieds.

The garage does make the house a bit outside of the norm but not to the point that the feature can only be used for a singe purpose. Even though the government may show home sales increasing it's still a difficult selling market. I've had a conventional home on the market for 14 months now. Lots of walk through but no acceptable offers that would even pay off the mortgage. At least you have had offers.

I have sold our last 3 houses myself. I list it on Zillow, Trulia, Craigslist, and in your case Motorhome mags.The key is to price it right and by doing it yourself you can reduce the price quite a bit.I priced mine for what similar houses were going for in the neighborhood and was able to take more profit out of due to no realtors fees. If your trying to recoup monies for the MH garage that might be a problem as for the majority of people that is not an item the want or need to spend extra $$$ on. We just sold our 3rd home and are f/t for a while to see how we like. So far we love it. Price is the key.
If you could PM with where it is and how much you'd take without a realator.

Note to other posters...they travel for 6 months now. The cost for letting the place sit are expensive for little return. Taxes, utilities, HOA fees if any, maintenance,lawn & pool service all add up. I assume this is just north of Ft Myers. Not hard to believe it's hard to sell, since it's in a recovering housing market.

Amen! What can it hurt?

Maybe hook up with hobby forums that use RVs. Dirt bikers, road racers, ball tournament athletes, equestrian . . . . all the serious ones use RVs for their hobby.

We're looking for just that and not finding much . . . . but we're pretty picky on location and price. Oh dang that price.

Why not keep the house? Ya gotta live somewhere when the kids or the cops finally take the keys from you!!! And what if you hate full timing??? Take a few 3 to 6 month trips while yer trying to sell your home. You may find out it's pretty nice to come home to now and then. Good luck.
