Contract law that they're trying to hold YOU to doesn't allow them to pick and choose which parts of the so-called "contract" apply here. They can't come up with the financing, which according to the "terms" voids the sale. So they propose that you add more frou-frou that you probably neither want nor need just to jack up the price, thereby solving their problem????
This may be your out: no as-promised financing, no deal.
