It may not be molded/rotted if it's spent most of its life in Arizona.

About 15 years ago, my neighbor got one very similar to what you have. He gutted the interior and did his best to re-caulk everything on the outside. Then he spent a fair amount of time rebuilding the complete interior while his wife sewed new upholstery that they put over new foam. The interior was almost new except for some of the mechanicals.
They used is a couple of times, decided it was too small and IT STILL LEAKED !
