One thing I would insist on, and something I unfortunately learned AFTER I bought my first (old) unit - get up there and walk the roof. Literally walk it. If they won't let you, leave. Walk on it and you'll feel if there are soft spots. Soft spots are indicative of a problem, likely a water leak that may have been repaired by the coating in the roof but caused structural damage that wasn't repaired. If they didn't fix a structural issue, then there may also be mould in there. In that case, too, I'd leave, unless you're fully prepared to pay for a roof fix.
