Thank you for the replies! So, does delamination always spread, and does it cause structural issues?

Kvangil, thanks for all the info! It sounds like my concern is mainly going to be with ensuring no water damage occurs (or worsens in hidden places). I may walk away from this one for now, but I am afraid I may be sorry.
