With your requirements list, you may be quite surprised what you can find on places like craigslist, rvtrader.com, etc for $3-$5k.
It sounds from your description that you will likely be spending that much or more very quickly on the 1974 $2k find.
It may *seem* like a deal, but if you do a search on "water damage" here, you will find far too many horror stories that end with scrapping the RV or burning a large number of hours and untold amounts of money.
Not to say some folks don't make a go of it, but IMHO these are folks who have a particular talent or interest for this work, many taking on a project camper as a "hobby."
The best advice I could give is to look around at the other options first. You may find something you like, or you may end up more resolved and satisfied to take the deal you mentioned. Either way, you win :)
