I've had a bad experience with a house sitter and will not do it again. I know other people who have had better experiences, and some who have had worse. My situation involved having to take action against a sitter who had converted the house to their storage locker, and cost me more than $15K to get it back to usable/rentable condition.
My experience with renters has not been much better, on my rental properties, but working out what the repairs and rehab will cost, and rolling that into the rent, is all part of the business.
I would not rent out my primary residence just because I am going to be away for a while. This is my house, it is my life, and I don't need anyone messing with it while I am away. I've been gone for as long as two years at a time, and rather than trying to make the house income property, I hire professional caretakers to look after it while I am gone.
